How to Evaluate Commercial Land Cost

A commercial land value calculator cannot appraise vacant land from acreage alone. Zoning, entitlements, access, utilities, environmental conditions, topography, and comparable sales all affect market value. This calculator instead tests a known asking price or purchase price against acreage, usable land, development costs, and a proposed loan.

Price per Acre = Land Purchase Price / Total Acres
Cost per Usable Acre = Land Purchase Price / Usable Acres

Usable Acreage Matters

Gross acreage can overstate the portion of a site that can support development. Wetlands, floodplain, easements, setbacks, steep slopes, detention requirements, and road access can reduce usable land. Enter a preliminary usable percentage to see how that constraint changes the effective land cost.

Usable Acres = Total Acres × Usable Land Percentage

Land Loan to Value and Total Loan to Cost

Acquisition loan to value compares the proposed loan with the land purchase price. Total loan to cost compares the same loan with the land price plus the entered development budget. These are planning ratios only. A lender may use an appraisal, eligible cost rules, phased funding, interest reserves, or separate leverage limits when underwriting the request.

Acquisition LTV = Loan Amount / Land Purchase Price
Total LTC = Loan Amount / (Land Price + Development Budget)
Required Equity = Total Project Cost - Loan Amount

What to Verify Before Buying Commercial Land

Before relying on a land acquisition budget, verify zoning and intended use, legal access, utility availability, survey and title matters, environmental conditions, drainage, geotechnical conditions, entitlement timing, and the cost of horizontal improvements. A broker, appraiser, engineer, land use attorney, and local planning authority may each be needed to confirm different parts of the site analysis.

Frequently Asked Questions

How do I calculate commercial land price per acre?

Divide the asking price or purchase price by total acreage. A $2 million site containing 20 acres has a gross price of $100,000 per acre. Also calculate cost per usable acre when part of the site cannot support development.

How do I calculate usable acreage?

Multiply total acreage by the estimated usable land percentage. If a 20 acre site is 70 percent usable, the preliminary usable area is 14 acres. Confirm usable area through survey, engineering, environmental, and entitlement work.

Does this calculator determine vacant land market value?

No. It evaluates an entered asking price or purchase price. A credible market value conclusion requires comparable sales and site specific evidence such as zoning, access, utilities, topography, environmental conditions, and entitlements.

What is loan to cost for land development?

Loan to cost divides the proposed loan by eligible project cost. This calculator uses land purchase price plus the entered development budget as a preliminary total cost. A lender may define eligible costs differently during underwriting.

How much equity is required for a land purchase?

This calculator subtracts the proposed loan from total project cost to estimate the funding gap. Actual equity requirements vary by lender, leverage policy, appraisal, borrower experience, guarantees, project stage, and eligible cost rules.
