Commercial Hard Money Loans for a Defined Property Plan

Review private financing for commercial collateral when the property's condition or transaction does not fit a conventional mortgage.

Commercial Collateral Still Needs a Credible Repayment Plan

A commercial hard money loan is private real estate financing evaluated around the collateral, transaction, sponsor, and repayment plan. It may fit a commercial acquisition, a building that needs work before permanent financing, or a refinance where the existing property's condition limits conventional options. It is not an unsecured business loan, and property equity alone does not establish that a lender will approve the request. CapitalAx is a broker, not a direct lender. We help you present the property's current condition, purchase or payoff requirement, proposed work, and intended exit to appropriate lenders. You need a specific reason for using temporary private financing and a realistic way to repay it. If your exit is a commercial mortgage, test whether the completed property can support permanent debt service. If you expect to sell, identify the proposed buyer use and the work required before a sale. Commercial collateral can include leased or vacant buildings, but each asset creates different valuation and operating questions. An industrial property with a tenant lease is not assessed like raw land awaiting approvals. Existing liens, environmental concerns, and title issues must be disclosed before assuming the property can secure the proposed loan. The lender determines loan proceeds, pricing, guarantees, reserves, and closing conditions from the actual file. We do not promise a closing date or an approval based on a headline loan to value percentage. Before comparing offers, review interest, origination charges, payment obligations, extension conditions, prepayment provisions, and the amount available after closing costs. A lower stated rate can still come with obligations that do not fit your project.
