Property and sizing
Set the refinance assumptions
Enter the property figures and proposed loan terms you want to test. Each threshold is a planning assumption, not a lender program rule.
Enter NOI before mortgage debt service and capital costs. Negative NOI is allowed.
Payoff and transaction costs
Account for proceeds at closing
These deductions are separate from the property level debt sizing caps.

How the proceeds calculation works
Enter a property value, annual NOI and the underwriting assumptions you want to test. The calculator converts the proposed rate and amortization into an annual debt constant. It compares the loan supported by LTV with the loans supported by DSCR and debt yield, then uses the smallest modeled amount. The percentages and ratios you enter are planning inputs, not CapitalAx program limits. If NOI is not positive, the income based constraints do not support a positive loan in this model.
LTV and debt yield are entered as percentages and converted to decimals in the formulas. A negative net result is the modeled equity shortfall needed to resolve the entered obligations. It is not additional borrowing capacity. A positive result can still be reduced by reserves, escrows, holdbacks and charges you have not entered. Obtain a dated payoff statement and avoid entering a prepayment charge twice if it is already included in that payoff.
Use the result alongside the actual loan documents
This tool answers how much cash could remain after modeled loan sizing. The prepayment and refinance calculator addresses a different decision: whether estimated savings justify exit costs. Use a servicer or specialist quote for yield maintenance or defeasance, and an appraisal when required by the lender. This calculation does not test ownership history, permitted cash out, borrower credit, reserves or other underwriting requirements.
Read how commercial cash out proceeds work before treating the result as money available at closing. CapitalAx acts as a financing broker, not a direct lender. The lender decides acceptable value, NOI, loan structure and final proceeds. The modeled payment assumes a fully amortizing loan at the entered rate, with no interest only period or separate fees financed into principal. If those conditions do not match your proposal, request a review rather than treating this result as a term sheet.
