Apartment community illustrating multifamily bridge financing

Multifamily Bridge Loans for Apartments in Transition

Finance an existing apartment property's acquisition or improvement when current operations do not yet support your intended permanent loan.

Connect the Apartment Business Plan to a Credible Exit

Your multifamily bridge request starts with the condition of the apartment property today. A renovation plan or higher proposed rent does not replace evidence of current occupancy, collections, expenses, and deferred maintenance. Show the lender what prevents permanent financing now and what must change before a refinance or sale can repay the bridge balance. CapitalAx acts as a commercial loan broker, not a direct lender. We review the apartment property, sponsor, requested proceeds, and exit before presenting the file to lenders whose criteria fit the transition. For an acquisition, reconcile the purchase price with the rent roll, operating statements, inspection findings, and renovation scope. For a refinance, include the existing payoff, maturity, prepayment provisions, and liens that affect the amount needed to close. The lender will distinguish cash required at closing from future advances for approved work. Your budget should explain unit repairs, common area improvements, carrying costs, reserves, and any tenant relocation obligations. If unit turns reduce occupied inventory, account for the effect on collections while construction is underway. Market rent assumptions should be distinguishable from signed leases and actual payments. A bridge structure based on a projected completed value still needs a supported plan for reaching that condition. For the permanent loan exit, test expected property income against the debt service and underwriting requirements of the intended bank, agency, or other lender. A lower future interest rate is not a reliable substitute for adequate property income. An agency refinance also depends on the property and sponsor meeting that program's requirements at the time. Review extension conditions, renovation funding obligations, prepayment terms, and recourse before comparing proposals by their headline interest rate. A delayed renovation or slower leasing period can change the cash required to finish the plan. Loan proceeds, reserves, guarantees, timing, and approval are determined by the lender for the individual transaction. A CapitalAx review is not a commitment to lend or a guarantee of a later refinance.

    Borrower Scenarios

Examples of how this financing can be used.

If your apartment purchase needs unit renovations before rents can support permanent debt, distinguish the current rent roll from the proposed completed operation.

If an existing loan matures during lease up, disclose the payoff and the remaining work instead of treating an extension or refinance as certain.
